Le secteur d\u2019Ivry-Port se caract\u00e9rise par de nombreux grands terrains industriels en mutation ainsi que des \u00eelots d\u2019habitat anciens et parfois d\u00e9grad\u00e9s, et \u00e0 de nombreux besoins en \u00e9quipements exprim\u00e9s par une population modeste.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Les grandes orientations<\/h2>\n\n\n\n<p>Le projet doit permettre la reconqu\u00eate des friches industrielles et une ouverture de la ville vers la Seine.<\/p>\n\n\n\n<p>Des liaisons inter quartiers sont \u00e0 d\u00e9velopper pour rompre le relatif isolement du quartier et son caract\u00e8re insulaire.<\/p>\n\n\n\n<p>La constructibilit\u00e9 de la ZAC est de 1,3 millions de m\u00b2 sur un p\u00e9rim\u00e8tre de 145 hectares. La programmation fait une large place au d\u00e9veloppement \u00e9conomique :<\/p>\n\n\n\n<ul class=\"wp-block-list\"><li>50 % de locaux d\u2019activit\u00e9s diversifi\u00e9es (tertiaire et commerce) : 650 000 m\u00b2<\/li><li>40 % de logements (5 600 logements familiaux) dont 50% en logements sociaux et 50% en accession,<\/li><li>10% d\u2019\u00e9quipements publics : 130 000
